About This Project

This Malden homeowner needed a fully self-contained accessory dwelling unit — a separate living space on the same property that could serve family, guests, or generate rental income. We delivered a complete ADU with private entrance, full kitchen, living area, bedroom, and dedicated bathroom, built to Massachusetts code and permitted through the City of Malden.

Under Massachusetts Chapter 40A §3J, updated in 2024, homeowners in most municipalities can now build one ADU by right — without going through the Zoning Board of Appeals. This project took full advantage of the new law, streamlining the permitting timeline significantly compared to what would have been required just a few years ago.

• Full ADU construction — framing, insulation, drywall, finishes

• Full bathroom — tile, vanity, plumbing rough-in and finish
